Buying Property Through Your Self Managed Super Fund

If you have your money in a self-managed super fund (SMSF), to say the past eighteen months have been a little stressful is probably a giant understatement.

While the GFC sent stock prices bipolar you’ve had to sit and watch property prices rise, wishing there was a way to put some of that hard earned money to work in bricks and mortar. As it happens, there is.

Change in rules for borrowing against SMSFs

Back in September 2007 the rules governing self managed super funds (SMSFs) changed so that you could use your super funds to borrow to invest in an asset, such as property.

Up until then, if you wanted to buy property, your fund had to purchase it outright. But now you can borrow anywhere from 60-75% of the property value depending on the type of property and lender.

So if you have – or are considering – a SMSF, this could be a great way to leverage super to grow your assets – and gain some impressive tax benefits too.

What sort of property can I buy?

Through your fund, you can borrow to purchase property such as residential, commercial, retail, rural and holiday apartments. It’s important to remember that this is for investment property only so you can’t move in.

it gives you diversification of investment from shares or managed funds
10% capital gains if you hold the property for more than 12 months and potentially nil if the property is sold when the fund is in pension phase

Can you borrow to invest in property?

Things you need to take into account:

Do you have the cash flow and capacity to service the loan? The bank will value the property and decide whether the rental income and any additional super contributions you make can cover the loan. Depending on whether you buy commercial property or residential property can have a bearing, especially as interest rates rise.

Does your SMSF permit this type of borrowing? You need to make sure that your trust deeds allows it, and you might need to provide provisions for it to do so. Have this checked out by your lawyer.

Example of buying property through a self-managed super fund

Sam the butcher turned 50 on the weekend. Happy birthday Sam. He earns $64,400 a year plus 9% super that goes into an industry fund. He’s also got $138,000 in savings.

Sam wants to build up his nest egg for retirement with a property investment so he checks out a tip from one of his regulars and sets up a SMSF. Instead of rolling over his industry fund, he decides to use the $138,000 as a deposit.

He finds a house that costs $480,000 and borrows $342,000 via his fund. After 10 years of capital growth at say, 4%, the value of the property is $680,912. Assuming 7.5% interest p.a. over the 10 years he owes $177,813.

Because Sam has been salary sacrificing, his tax on contributions is 15%. If he’d been paying outside his fund, he would have had to pay 31.5% including the Medicare levy.

Sam decides to sell his property and now has $503,099 in his fund – instead of $396,793 – making him $106,306 better off…and laughing ’til the cows come home.

Another Economic Bubble Burst Ahead – China? (Part 2)

In the first part of this article, the author provided the striking details for the need to be mindful of the economic pace of development in China. The suggestion was based on an exclusive analysis of economic growth characteristics of economic super powers from a phase of economic miracles to the phase of economic malaise. The author advocated for the need for policies that would mollify the negative impact on the world economy should there be any failure of the Chinese economy. In this second part of the article, the author would like to start with a prefatory discussion of what an economic bubble burst is and the controversies surrounding it. Next, the article would discuss some future precautionary changes China is expected to initiate in order to sustain its economy avoiding any economic quake and reducing the impact of any failure on the world economy. In fact, this ensuing discussion is not a panacea for any future expectant economic frailties but rather a perspective analysis of reality and what needs to be done. Again, it is not a vitriolic censure of China’s economic achievements but rather a meticulous assessment of the current situation which can serve as a harbinger to any future eventuality of economic fiasco.

Now, an economic bubble burst in simple terms occur when an economy experiences huge accumulation of bad debts (bankruptcies) and deterioration of asset values. Deterioration of assets occurs because both good and bad assets appreciate excessively beyond their intrinsic value. This is prevalent when interest rates are low and investors borrow from banks to invest in financial assets resulting in more money in the system as against few assets. Ultimately, the increase in demand of assets culminates in over-valuation of their market value as against their intrinsic value. Furthermore, inappropriate monetary policies that enable unscrupulous lending practices by banks can lead to the formation of asset price “bubbles”. To explicate this point, it is possible that indiscriminate lending practices will result in unredeemable loans and consequently the accumulation of bad debts. So two financial mishaps are inevitable here that is the creation of bad debts and huge losses in asset values.

Such situations actuate an economic chain reaction called economic bubble burst which spreads to other parts of the economy. A recent example is what occurred in the U.S housing sector in 2007 when bad debts were maximal and home sale lost value dramatically. The negative situation created spread to other parts of the U.S economy because the housing sector is an integral part of the greater economy. Now, there are a lot of controversies surrounding the formation of economic bubble burst. There are those who argue that the phenomenon can occur in times when prices are correctly price and market seems efficient. And that the time of occurrence is very uncertain and that makes it very difficult to decipher accurately it causes. Despite the hullabaloo, the net effect of the bubble burst is loss of great wealth and possible failure of the economic system.

A remedial measure for economic bubble burst is for governments to increase interest rate or bank reserves requirement so as to reduce the availability of loanable funds and also the amount of money in the system. As at now, it is known that the Chinese government is putting in place monetary and fiscal policies that can prevent the creation of bad debts and subsequently an economic bubble burst. This is very commendable. However, there are other factors that gravitate indirectly towards an economic bubble burst which needs to be addressed. In this context, to ensure the sustainability of China’s economy and prevent any economic quake which would resonate with the world economy, it is imperative that much consideration is given to the ensuing propositions which address these factors.

The country would have to review the factors that compositely control its economic freedom and political freedom locally and internationally. The factors to consider are investment freedom, financial freedom, property rights freedom, freedom from corruption and invariably civil rights freedom. There is the need to remove restrictions on investment freedom especially the caps and delineation of certain sectors for foreign investors. Furthermore, the state inordinate control of its financial systems predominantly the banks needs to be revised. The revision should be focused on the current regulatory framework which limits foreign investors in capital markets and also curtails the expansion of financial services to the locals and foreigners alike. In fact, revisions of this sort in the financial sector would increase the contribution of the financial system to GDP growth in addition to providing jobs in the sector. There is also the need to enforce intellectual property rights protection to curb copyright activities and associated fraudulent deals on patents, trademarks and the likes.

Next, pragmatic eradication of any corruption is essential to promote regulatory transparency in the financial sector as well as government activities and projects at the state and local level. As matter of fact, in any progressive economy corruption at the governmental and individual level is a set back to direct foreign investment. Unfortunately, if not controlled can adulterate the decency of economic growth gradually bringing it to a halt. Also corruption at this level can lead to creation of bad debts as it has the tendency to promote indiscriminate and vague transactions (including lending practices) consequently initiating an economic bubble burst. Indiscriminate transactions also include unplanned spending practices promoting the scramble for assets which could result in assets over-valuation. In reality, corruption from this perspective is a potential “land mine” for initiation and causation of an economic bubble burst. Generally, the influence of the ruling communist party on the market economy is inhibiting investment, financial and property rights freedom besides indirectly enhancing corruption. Also, China is presumed to have a very low tolerance for political freedom with particular reference to human rights.

Truly, a proper reformation of these components of its economic freedom and political freedom would enhance its reputation on the international scene fomenting the prosperity of its strategic investments in places like Africa, South America and the developed world. Rumors have it that China’s investment in places like Africa is a form of neo-colonialism and this is expected to impede the pace of strategic investments (mergers and acquisitions) in these foreign countries. Only time would tell if China’s activities are pro neo-colonialist. For there is a proverbial saying that fire is a good servant but a bad master and it remains to be known if the activities of China would conform to this saying. China must prove its critics wrong! The critics argue that Africa has become a fertile ground for China for doing business primarily because China is more interested in doing business than in conforming to moral and ethical standards of detesting corruption, human rights abuses and probably environmental pollution impacts. Substantiating their claim is the assertion that the country is aggressively doing business in places like Sudan, Zimbabwe, Democratic Republic of Congo where human rights abuse, genocide and corruption are at their zenith and also in countries like Ghana and Zambia where environmental pollution is on the ascendency but a secondary issue. The western world sees the violation here and is agitating for adherence to ethical standards and unfortunately African governments seem not to welcome the western world utterances.

Nevertheless, with a record trade surplus of $35.2 billion as at September 2008, China has the capability to invest any where even though the trade surplus is expected to dwindle in the face of sluggish exports and domestic demand. The growing raw material needs for its industrial and manufacturing sector also adds to the urgency to invest. Currently, China has managed to secure several oil projects and investments in Africa because China is the second largest consumer of oil after United States and so it needs these oil sources to sustain its economy. For your information, the continent of Africa holds about 8% of the world’s oil reserves besides several potential undiscovered reserves. Additionally, China is supplying technical assistance and loans to some African countries that it deems as viable business partners. It has also inundated the continent with its low cost goods creating competition in respective country markets. These are positive developments for Africa and the world though some degree of skepticism surrounds these international business transactions because of the possibility of default loans. China would have to review its foreign policy in this wise.

Finally, African leaders may be celebrating their new found supposed “win-win” relationship with China just because they believe the strategic investments would provide the much needed long awaited jobs. However, these governments should do the math well to ascertain whether Chinese foreign policies and investments have the capability to do just that without a future price to pay. Furthermore, whether these investments are sustainable from the view point of geopolitical risk (that is policy changes in investments and labor) encompassing China and host countries.

Autographs from Zorro creator Johnston McCulley are nearly impossible to obtain. McCulley was not a public persona for most of his writing career. Despite a successful life writing numerous screenplays, novels, and short stories, he rarely, if ever, participated in book signings. McCulley seldom appeared at public events where his autograph could be obtained by his many fans.

His most famous character, Zorro, first appeared in a pulp magazine in 1919. The role of Zorro has been played by numerous famous actors including Douglas Fairbanks Sr., Tyronne Power, John Carroll, Frank Angella, George Hamilton, and perhaps most notably, by Guy Williams. Autographs from the major actors who played Zorro are often available on the marketplace, usually in the form of signed photos or letters.

In 1950, Johnston McCulley sold his rights to Zorro to agent Mitchell Gertz. Gertz persuaded Walt Disney to produce a television series based on the character of Zorro. Disney personally selected Guy Williams to play Zorro from a long list of candidates. Disney produced 78 episodes of Zorro that premiered on October 10, 1957, and the career of Guy Williams shot off into the stratosphere. McCulley was fortunate to see Zorro hit a new zenith of popularity before his demise in his Hollywood apartment, only one year after Zorro’s television debut.

McCulley’s autograph is hardly ever seen in autograph catalogs or Internet auctions. In a few rare instances, items autographed by McCulley have surfaced at paperback book shows and comic book conventions. When McCulley’s autographed material does become available, it usually originates from records that were maintained by his publishers, and consists of signed contracts, endorsed royalty checks, and typed business letters.

Most often, when we are dieting, we associate dieting with hunger or feeling unsatisfied. But cutting on calories don’t count in satisfying your hunger. A few facts of eating right must me known before we start dieting.

You can be more satisfied and lose weight by eating larger portions of less dense foods instead of a smaller portion of more dense food.If you’ve found that dieting always leaves you feeling hungry, eating less dense foods can help you lose weight without this discomfort. For example, when you drink water by itself it is unlikely to make you feel full, but when water is a significant part of the food you are consuming you will get full on fewer calories. Now which types of foods have high water content? Fruits, vegetables, stews, cooked grains, lean meats, fish, poultry, and soup These types of foods tend to be filling even though they are less dense. Similarly, foods high in fiber such as whole grains and beans are filling without adding a lot of calories. An additional benefit of high-fiber diets is a lower incidence of constipation and colon cancer. Quite the opposite, high-fat foods, such as butter, full-fat salad dressings, and most desserts, are dense because fat has twice as many calories per serving as carbohydrates or proteins.

Many dry foods like pretzels and crackers, even if they are low fat or fat free, are also dense. Five pretzel sticks have about twenty-five calories but won’t make a dent on your hunger; where as a whole tomato would be more filling and has the same number of calories. It is not too hard to plan to serve a large portion of a low-density salad or soup as a first course. Remember, you don’t have to give up all high-density foods, just make sure that you have healthy servings of low-density food before you have smaller portions of the high-density foods. There is another positive advantage of this approach. You can find yourself encouraged to add foods to your diet. Put fruit on your cereal, include apple slices in your chicken salad, place salsa on your chicken or fish, add vegetables to your marinara sauce, put eggplant in your lasagna, and add veggies to your shish kabob skewers. By adding low-density foods you will become full sooner and eat less of the high-density food. So enjoy everything but remember HOW!

Carburetors are a component of internal combustion engines that generate a combustible mixture of gasoline and air. Carburetors were used in cars in earlier days, but presently, they have been replaced by the electronic fuel injection technology and are being used in smaller machinery like lawn mowers, chain saws, motorbikes, small boats, and light aircraft. The parts are the pilot, pilot airscrew, throttle valve, jet needle, needle jet, air jet, and main jet. Other important parts are the choke, accelerator pump, float chamber, and barrels that help to create the ideal mixture of gas and air in the engine.

Carburetors have improved over the years in terms of efficiency and effectiveness. Their emissions standards have are much better and adhere to environmental standards. This is also another reason for the increased use of carburetors in smaller machinery.

There are many kinds of small engine carburetors. The complexity of the modern machines demand greater sophistication in the carburetor design. Float-type and suction-type are the two main categories of carburetors and there are two kinds of float-type carburetors including one-piece and two-piece. Suction-type carburetors have a built-in fuel pump.

The major manufacturers of carburetors are Amal Ltd., Autolite, Carter, Holley, Pierburg, Rochester, Solex, Stromberg, SU, Walbro and Tillotson (small engines), Briggs and Stratton, Villiers, Weber and Zenith. Rebuilt or remanufactured carburetors can also be used in small engines.

India Of My Dreams

I was travelling out of Ajmer in Ashram Express going south. While standing on the door of my coach I watched the train as it left the station behind and snaked out of the town. The freshness in the air, directly waking my insides. The cool air was hitting my face and playing with my lashes. As the train went past villages over villages I saw poor people gazing at the train. Little children running after the train. One side of my mind visualized the leisure in the city and the other was telling what I was watching. I thought about their life; so abominable. And it was then, that I fell into a deep thought.

An image galloped before my eyes, a very hazy image showing India in the future. I watched the innocents and the truth tied by the shackles and chains of evilness; the situation of the people so callous. The condition of the government was becoming haywire; theft and bribery at their zenith. Was this the India you and I are waiting for?

Again, I saw trees running past the train.

I had thought about my country that it would prosper and the citizens would bring the prosperity but now it seems that India just has cities but no citizens. I had thought that the secular state would dominate but here the Hindus can’t rest without quarreling with the Muslims and the latter are always looking for a chance to destroy the temples. While the Christians just sit and watch the fun. My thoughts about India that there would be no poverty also went down the toilets as glanced out of the train watching the villages. I had always thought one time will come when there would be no beggars but every time we offer alms to a beggar, it gives birth to another beggar.

There is a big confusion in our country between what we want versus what we need. This is one aspect why USA is ahead of us. My thoughts showed me picturesque valleys and beautiful mountains and no boundaries between countries. But I realized that if there would be no boundaries, then the world won’t exist. What our country lacks is fraternity and honesty. We take India as a country not as a nation. We can just hope that India sleeps after a dusk of poverty, pollution and population and wakes up to see a dawn of peace, prosperity and perfection. If this would happen, then India would become a better, sorry the best place to live in.
